Home staging Annapolis – Arnold MD: 1511 Winterberry

We did this home staging in a townhouse located in Arnold, MD. David Crider (the Coldwell
Banker’s agent at Church Circle), contacted us because the property owner had completely
renovated the place and wanted to emphasize the upgrades and changes with a staging. He
knew that a staged home is far more attractive to potential buyers than an empty one.
We met David during a business presentation we did at Coldwell Banker’s downtown Annapolis
office a few weeks ago. After a visit to the property to give him our free estimate, David, the
owner, and us agreed that the best “bang for the buck” was to stage the entire first floor, but
only the master bedroom and bathroom on the second floor (not unusual to just do a few key
rooms in the house, by the way).
In the kitchen we included a bistro table with two stools, which always contribute to the
ambiance and warmth of a kitchen. For the dining room we chose a round table, set for 4
people. The living room turned out lovely, with a couple of accent chairs finished up with color
pillows and a few other color coordinated decorations.
The townhouse has a large deck surrounded by trees, and this may be a major attraction for
potential buyers, so we decided to include some red accents on the deck, to contrast with the
lovely greens that naturally surround it in the summer.
The property went under contract in 5 days!!. Needless to say David, and the owner, were
delighted and believe that no doubt the staging help to produce such a quick result.
