Tips to stage an old house. The case of Home Staging Downtown Annapolis

An old house presents several challenges when it comes to staging it for sale. Millenials today look for “move-in” ready homes, with the comfort and amenities of a new or recently renovated house. So the challenge with an older house is to show it as a comfortable and cozy house, while still underlining the architectural details that distinguish it from other houses.

It is important then, for example, not to overdo the carpets, allowing hardwood floors to show as much as possible. Large and heavy curtains make the house look older and “heavier”, so letting windows and window frames show is important. Highlight the fireplace, if it has one. In other words, let the house show itself, without overloading it with decorations and accents.

Try to show the charm of an old house, incorporating pieces of furniture that do not break the style, but that at the same time do not make the potential buyers feel like they are walking into an antique store.

That was the challenge we faced with this beautiful home in downtown Annapolis. It had been on the market for several months, with no contract yet, despite generating a fair amount of traffic. Malina, from Coldwell Banker at Church Circle in Annapolis, called us to stage it. We basically applied all the principles I just described. Removed heavy curtains, minimized the number of rugs on the floor, and replaced or removed some old furniture.

In a few weeks the house sold!. A French couple that was moving to DC for work fell in love with the house.
